Construction is a hefty process, there is a lot that goes on than just pouring of the foundation, wall framing, and roof setting. Every little detail is essential and noteworthy in construction. As result of which, the cost of construction of a project depends on a number of specifications such as the area of the plot, the area and kind of flooring on each level, the size and kind of windows, the elevation (how the building looks from all four sides), various architectural elements on the elevation, plumbing, electrical services and HVAC services if required. These days the government has also made it necessary for every construction to be made under fire safety measures too.
A 30*40 feet i.e 1200 Sqft plot is the most common dimensions of the available plot. It is also the most demanded site size by the mid-income families. The most basic construction including the plot cost can be covered in approximately 90 lakhs. A 30*40 feet size plot is capable of fulfilling the minimum requirements of the client and also gives a lot of space for the architect to ideally explore all possibilities in terms of planning, zoning, and elevations.

For instance, in the given plot, say the client wants a three-story house, i.e. a G+2 construction. So, a spacious zoning alternative for the construction can have – one parking spot for a car, a living area, a kitchen utility, a common bathroom, a guest bedroom, and a pooja room on the Ground Floor. Then, there can be 2 bedrooms with attached baths, a family area and a small balcony on the first floor. The second floor can then have a yoga room or private gym, an extra bedroom, and a media room/ home theatre.
The entire level can also become the parking space, called a split floor if the construction was supposed to go up another floor.
It is important to note that there is a certain area fixed to be excluded from the constructible area of the site. This area is called a Setback. The setback is the area that is not supposed to have any kinds of construction on it so that the building to be constructed does not block the natural light of its surrounding buildings. For a 30*40 feet plot, setbacks to be left on the sides vary from 1.5 to 2 feet, while the front and back setbacks vary from 2.5 to 3 feet.
Taking into account the setbacks in the site, the maximum built-up area (BUA) is calculated. As the name suggests, built-up area is the maximum area you can construct on the site, at one level, i.e. as the number of floors increase, so does the built-up area.
For instance, in 30*40 side plot area with a 1200 Sq. Ft. area, the built-up area for a ground floor construction comes out to be 988 sq. ft. with a construction cost of approximately 17 to 15 lakhs. However, for a duplex house, the BUA falls in between 1700-1800 sq. ft. For a G+1 construction in 30 by 40 Feet Plot, the BUA for a duplex house is 1800 sq. ft. with a construction cost of about 36 Lakhs. Generally, with a sufficient budget, a 3BHK Duplex house can easily be constructed within a G+1 Floor. It is noteworthy that the final construction cost, again, depends on the clients' specific requirements and the Architect's way of executing the requests.

Building Sanction approval cost in Bangalore's BBMP & BDA Limits
A budget for construction costs includes more than just the money for the materials and the plot. A slice of the budget (about 10%) must be kept out for the clerical works such as sanctioning the plan by BBMP and for meeting BWSSB and KEB charges. Site Condition and location

Material

If your materials are supposed to be shipped from somewhere else, then the transportation costs also add up to it. Of all things, choice of materials is a long process, you will have to exercise options for all sorts of things like windows, doors, wall paints, plumbing, bricks, steel, and stone. The exact price, cost, and taxes must be known to get a more efficient budget.
Let's say you want aluminum or uPVC framed windows and vitrified tiles or granite floors, you can easily fit them in a budget of around one to two lakhs, but if you are looking for teak wood flooring or Italian marble the budget can hype up to two-three lakhs per square.

For housing projects, with a large number of floors, there is a need for elevator installation. Lift unit rates go from Rs. 4 Lakh- Rs.6 Lakh and can go as high as Rs. 15 lakhs for a larger lift.

Architect's Fee & Clarity:
The quality and details of the plan have a secondary impact on the cost, if the idea and its specifications are good and clear, then its execution will also be fast. The confusion and delay as a result of unclear plans create a mess in the process. The cost is also affecting with a deviation or change in the plan.
Hiring an architect takes up a considerable amount of money, but it turns out to be worth every penny. Hiring an experienced and reputed architect takes the worry off of you about the project. Same goes with the contractor and the engineer when the hired experts are experienced, they work efficiently and know all the necessities for the project.
However, may these things vary, A 10% contingency should always be considered for unforeseen events or circumstances.
